Cooperative Education Team Member - 2024 Spring/Summer

Overview
Work assignment will align with the immediate needs of our organization. Every effort will be made to expose a CoOp Team Member to the widest range of experiences possible. Individual assignments will be made by the Program Coordinator and a CoOp’s specific supervisor shall be determined based on the assignment.

RESPONSIBILITIES - Project Specific
o Initiating Phase – The CoOp Team Member may assist Sales, Preconstruction, and Project Manager in preparing estimates, schedules, drawings, proposals, and permitting.
o Planning Phase – The CoOp Team Member may aid in researching new market areas for subcontractor availability, pricing, procurement, and permit requirements.
o Execution Phase – Field Operations – The CoOp Team member will aid the Project Manager and Field Site Superintendent in the construction of commercial industrial buildings. The CoOp’s responsibilities shall include daily log preparation, drawing coordination, scheduling updates, productivity monitoring, and field coordination issues. Most field assignments are made in the Central Ohio area.
o Monitoring and Control Phase – In the field, the CoOp Team Member will assist with safety monitoring, productivity reporting and monitoring, photographs, as well as other reporting and documenting of the project.
o Closeout Phase – In the field, the CoOp Team Member will assist with project close out and reporting.

RESPONSIBILITIES - Cross-functional
o Each CoOp Team Member will be involved in continuous improvement projects including research, process improvement projects, information systems projects, and various other responsibilities.
o Other duties as required to assist the project or company to achieve successful outcomes.

SKILLS
o Knowledge of construction principles/practices required.

Conceptual Estimator - Columbus, OH

Overview
EXXCEL is looking for experienced Estimators and Conceptual Estimators to lead and assist the bidding of construction projects by preparing hard dollar estimates, proposals for new projects, as well as solicit subcontractor bids. This position will review and verify accuracy and completeness of all project documents received and also performs quantity take-offs, constructability review, and value engineering analysis for all projects received. This position will play a key role in departmental initiatives and improvements.

RESPONSIBILITIES
• Work in conjunction with the bid team to prepare accurate bid proposals
• Assist with final assembly of estimate for presentation to owner
• Subcontractor solicitation during bidding process
• Review of the project construction schedule and assist in preparation of the general conditions
• Aid field operations with change order pricing
• Review of the construction documents for value engineering
• Preparation and pricing of value engineering items
• Assist Senior Estimators or Chief Estimator in the training of new estimators and field engineers
• Obtain labor burden and applicable insurance rates
• Maintain master subcontractor/vendor lists by trade. Solicit additional capable subcontractors.
• Provide technical assistance with project managers in negotiating contracts, change orders, etc. as required. Assure clean hand-off of estimate, bidding information, drawings, specifications, etc to project management

EDUCATION
• A Bachelor's Degree in Engineering (Mechanical Engineering preferred), Construction Management, Building Construction or similar discipline
• A minimum of five (5) years of estimating experience all divisions of work in the commercial construction industry

Project Manager - Columbus, OH

Overview
Our Project Managers have overall responsibility for project performance and customer satisfaction, managing the project from concept to completion. Each Project Manager has full profit and performance responsibility for his/her project. Project Managers provide leadership to the project team and ensure quality and timely execution of design/build projects.

RESPONSIBILITIES
Responsible for the overall direction, coordination, implementation, execution, control, and completion of construction projects ensuring on-time delivery, within budget, and to customer expectations. Oversee and direct construction projects and teams from conception to completion, ensuring the project stays within schedule, scope, and costs. Use value engineering solutions to manage the bidding and procurement processes. Assist BD team with site feasibility, regulatory research, land acquisition activities, proposal documents, and prime agreement. Prepare project schedule for all project stages. Manage project design with Client; understand clients’ needs to document and mitigate potential issues. Manage the financial status report and projections, schedule deliverables and costs. Oversee all onsite and offsite construction to ensure compliance with building and safety regulations. Coordinate and direct field supervision to ensure optimal execution of construction and subcontracts. Negotiate terms of agreements, draft contracts and obtain required permits and licenses. Analyze, manage, and mitigate risks. Manage the change control process. Ensure quality construction standards and proper construction techniques are carried out on the job site. Monitor satisfactory completion and commitment fulfillment of vendors. Manage the punch list and obtain client acceptance. Ensure substantial completion and closing milestones are accomplished per schedule. Supervise project team(s) which may include Superintendents, Estimators and Project Engineers. Liaise with architects and engineers, as needed.

REQUIREMENTS:
Minimum of a Bachelor’s degree in Civil Engineering, Construction Management, Civil Engineering Technology, Architecture, or closely related field plus 7 years of construction project engineering experience. Experience must include 2 years with design-build delivery method; tilt up walls/precast panels and membrane roofs; and earthwork and paving. (Will accept a Master’s degree in Civil Engineering, Construction Management, Civil Engineering Technology, Architecture, or closely related field plus 4 years of construction project engineering experience, including 2 years with design-build delivery method; tilt up walls/precast panels and membrane roofs; and earthwork and paving. Project Engineer, Civil Design

Overview
This key role provides support to the project team to ensure quality and timely execution of assigned projects from initiation through closeout. Function includes: location research, site balancing, cut & fill scenarios, soil typing, storm and water management of site, scheduling assistance, subcontractor buyout of earthworks, cost reporting, management of the submittal requirements and approval, construction quality oversight, assistance with project closeout. Includes a specific technical expertise such as, but not limited to, assessing site risks, creating topo, surveying, cut/fill analysis, quality assurance, safety assessment, compliance, etc. Project Engineer, Civil Engineer aids in development of design detail standards and processes that feed estimating and operations with regards to site design.

Our Project Engineer for Civil Design provides leadership and must demonstrate knowledge in disciplined engineering principles, practices and methods, environmental regulations, project management methods, workplace safety, budgeting, personnel management, and project procurement processes. Experience in the excavation contractor industry required.

This role must be flexible and able to work well in a fast-paced environment. He or she should be competent in handling simultaneously occurring tasks and have excellent written and oral communication skills.

RESPONSIBILITIES - Project Specific
o Leading the discovery process by gathering GIS and initial site research
o Completing site visits including drone flight to capture date and documenting assessments
o Creating topo and survey information
o Works with estimating to begin value engineering with site recommendations and risk assessments, calling out any issues on an issues log
o Review project plans and proposals, work with project manager to develop site design and identify site risks
o Coordinate and gather site information
o Alta survey
o Cut & Fill Scenarios to achieve a balanced site
o Take off analysis, soil volumes, rough cut calculations
o Estimate storm / water management
o Oversee soils and boring
o Study project design, customer requirements, performance standards, and assist to align site design accordingly
o Prepare and distribute a description and timeline of the project with regards to site design and excavation
o Assist in the development of project specific scopes of work
o Present cost comparison analysis
o With drone and software, provide drawing survey for PM planning tool / client presentations
o Develop bid documents for subcontractor solicitation
o Review contractor bids and prepare bid summaries with regards to site design requirements (B1)
o Through project team meetings and other forms of communication, oversee the technical aspects of a project
o Coordinate with other surveyors with creation of points, boundaries, and preparation of construction staking files
o Grading verification and quality control of dirt work
o Manage the project submittal requirements

o Prepare status reports and regularly monitor budgets and contractors as assigned
o Attend project team meetings
o Maintain accurate records of all project elements utilizing EXXCEL programs and tools

EDUCATION
Degree in Civil Engineering, Surveying, Construction Management, or Civil Engineering Technology. Field construction experience and surveying ability is highly valued. Prefer up-to-date CPR/AED certificate and 30-hour OSHA training.

EXPERIENCE AND ATTRIBUTES
In addition to formal education, personnel shall demonstrate 3 years’ previous work experience in the field and skills in written and verbal communication. Successful internships or Project Engineering experience on projects of at least $5 million (Design/Build preferred) is a plus. Experience in the excavation contractor industry required. Experienced dealing with subcontracts, subcontractors and/or self-perform work is a plus.

Additional skills required include:
o Knowledge of surveying and construction principles/practices required
o AutoCAD and Civil 3D to produce civil construction plans and design automation tools
o Ability to develop CPM schedule
o Must be able to read and interpret drawings and specifications

Site Superintendent

Overview
An EXXCEL Construction Superintendent plans and ensures the coordination of construction jobs and has the responsibility of supervising the construction project. The Superintendent ensures that the quality of work and materials is upheld and that the budget is followed as planned. Responsibilities are all encompassing in the total supervision of all the operations on the site to ensure that the workers are implementing what is on the design plan, the progress of the construction site, sees to it that the project is completed on time, and that standards are met. The Superintendent solves disputes in the field in a courteous and professional manner utilizing the specifications and drawings along with schedules to resolve fairly and in the best interest of the project

RESPONSIBILITIES
Planning Phase
• Create Project Site Logistics Plan
• Establish Site-Specific Safety Plan

Execution Phase
• While on site, oversee the entire construction process.
• Schedule subcontractors, consultants and vendors on critical path to ensure timely completion.
• Perform pre-construction meetings with the subcontractors.
• Issue notices of non-compliance to subcontractors regarding quality of work or scheduling.
• Ensure subcontractor has corrected all deficiencies identified by project team.
• Create subcontractor meeting agenda prior to subcontractor meeting.
• Preside over weekly subcontractor meetings designed to coordinate the work.
• Communicate the schedule, using three (3) week look ahead schedules and sequence/phasing plans in the subcontract meetings.
• Coordinate required inspections with local jurisdictions.
• Maintain daily log in project management software.
• Monitor testing results for compliance and advise the project team of any irregularities.
• Prepare any necessary weather delay notifications and submit to the Project Manager for distribution.
• Prepare any unforeseen conditions notifications and submit to the Project Manager for distribution.
• Ensure that the latest/current drawings are in the trailer and are being used by the subcontractors.
• See that the progress photos are down loaded to project management software, provide ground photos weekly, if not daily.
• Ensure that the job site is always kept clean and organized.
• Ensure that the Storm Water Pollution Prevention Plan is in place and is being implemented per the requirements in the EPA permit.
• Document all damaged material, work in place and equipment with photos and written documentation. This needs to happen when the incident occurred. Make sure that the contractor that caused the incident is put on notice.
• Review Pre-activity Check List with each subcontractor prior to them stating their scope of work.
• Process RFIs in project management software as needed.
• Conduct weekly safety tool box talks.
• Conduct weekly safety inspection of project along with key subcontractors and maintain reports.
• Identify subcontractor non-compliance with safety, health and environmental quality standards.

Monitoring and Control Phase
• Perform quality control duties and responsibilities regarding the work being performed.
• Ensure that the subcontractor is fully executing and complying with their contracted scope of work.
• Continuously monitor productivity and percentage complete, identifying problems and potential delays and provide solutions to overcome.
• Ensure work schedules are maintained and the project records are completed properly and submitted in a timely manner.
• Ensure that all personnel on site have been trained on the Site-Specific Safety Plan.
• Ensures that both the health and safety project plans are implemented.
• Ensures that the stipulated safety rules and regulations are met.

Closeout Phase

EDUCATION, EXPERIENCE & ATTRIBUTES
• 10–15 years of experience in the construction industry
• College degree in Construction Engineering, Construction Management, related degree or equivalent experience is preferred, but not required

Field Engineer

Overview
The Field Engineer’s responsibility is to provide support in the field to ensure quality and timely execution during the planning, execution, and closeout phases. Functions include assisting the Site Superintendent with OSHA safety requirements, supervising field construction to complete the work on schedule, within budget and to the quality of workmanship specified in the construction documents. Support of the project may also include scheduling assistance, construction quality oversight, and project closeout. May also include a specific technical expertise such as but not limited to; quality assurance, safety assessments, compliance, etc.

Field engineers must demonstrate knowledge in disciplined construction principles, practices and methods, workplace safety ,s.

A field engineer must be flexible and able to work well in a fast-paced environment. He or she should be competent in handling simultaneously occurring tasks and have excellent written and oral communication skills. A person in this position will report to a jobsite field office, whose location may require regional travel.

RESPONSIBILITIES - Project Specific
Initiating Phase
o The Field Engineer role may be consulted

Planning Phase
o The Field Engineer role may be consulted regarding site specific logistics plan or safety plan

Execution Phase
o Engage in construction planning, scheduling, material procurement, quality control, and job site safety
o Perform quantity tracking (including calculations) for purposes of productivity analysis
o Provide document control for correspondence, submittals, RFI’s, etc.
o Work with Superintendent to ensure structures are built in conformance with the contract requirements
o Assist with required inspections with local jurisdictions
o Assist in carrying out a variety of basic field duties at the job site related to general construction
o Assist Site Superintendent with other duties as required including progress photos, maintaining a clean and organized job site, safety inspections, subcontractor communications, etc.

Monitoring and Control Phase

o Assist with documenting lessons learned
o Create and monitor completion progress contractor punch lists in Procore

Cross-functional
o Represent EXXCEL Project Management in a business-like and professional manner
