Project Manager - Columbus, OH

Overview
Lead the project staff in the response to client request for proposals, contract negotiations, design and construction of the entire project. Project Manager has overall responsibility for project performance and customer satisfaction, managing the project from concept to completion. Each Project Manager has full profit and performance responsibility for his/her project. Provide leadership to the project staff and ensure quality and timely execution of design/build projects from inception to completion. These phases include: Client Project Proposal, Estimating, Design, Scheduling, Subcontractor Buyout, Cost Reporting, Preparation of Subcontracts, Project Operations, Change Management, and Project Closeout.

Responsibilities
SPECIFIC RESPONSIBILITIES
• Responsible for project response to client RFP, estimating, scheduling, quality control, progress reports, progress billing, design review and coordination, cost reporting, safety, and proposal preparation
• Ensure that an accurate and complete estimates are prepared and delivered to clients
• Work closely with the design team to develop preliminary concept drawings
• Participate in proposal meetings
• Review scope of work
• Provide value engineering ideas
• Oversee the buyout process to select subcontractors
• Conduct a bi-weekly job site meeting on site
• Coordinate with the Superintendent
• Remain cost conscious and aware of every aspect of the project at all times
• Develop detailed project contract status report
• Maintain thorough understanding of the EXXCEL owner contract
• Oversee the pay request process
• Analyze and forecast quarterly total cost projection reports
• Implement and monitor training of all staff personnel
• Review and approve materials, forming systems and equipment needs

Qualifications
EDUCATION
• 10+ Years of Experience – General Contractor Experience.
• 3 years of design build experience working for a general contractor.
• Bachelor’s degree in Construction Engineering (mechanical, electrical) or Management required; with minimum of 3.25 GPA.

• Experienced dealing with contracts, subcontractors and/or self-perform work.

Conceptual Estimator - Columbus, OH

Overview
The Estimator will lead and assist the bidding of construction projects by preparing hard dollar estimates, proposals for new projects, as well as solicit subcontractor bids. This position will review and verify accuracy and completeness of all project documents received and also performs, quantity take-offs, constructibility review, and value engineering analysis for all projects received. The Estimator will play a key role in departmental initiatives and improvements.

Responsibilities
SPECIFIC RESPONSIBILITIES
• Work in conjunction with the bid team to prepare accurate bid proposals
• Assist with final assembly of estimate for presentation to owner
• Subcontractor solicitation during bidding process
• Review of the project construction schedule and assist in preparation of the general conditions
• Aid field operations with change order pricing
• Review of the construction documents for value engineering
• Preparation and pricing of value engineering items
• Assist Senior Estimators or Chief Estimator in the training of new estimators and field engineers
• Obtain labor burden and applicable insurance rates
• Maintain master subcontractor/vendor lists by trade. Solicit additional capable subcontractors.
• Provide technical assistance with project managers in negotiating contracts, change orders, etc. as required. Assure clean hand-off of estimate, bidding information, drawings, specifications, etc to project management
• Ensures proper internal controls and maintenance/development of the organization’s historical estimating records for all entities
• Maintain and develop historical data for unit prices
• Performing quantity take-offs to develop in-house budgets to review against bids from subcontractors
• Developing scopes of work for each trade to bid projects
• Calling subcontractors to review scopes and verify if bidding
• Develop general conditions for review with senior management and project management

Qualifications
EDUCATION
• A Bachelor's Degree in Engineering (Mechanical Engineering preferred), Construction Management, Building Construction or similar discipline
• A minimum of five (5) years of estimating experience all divisions of work in the commercial construction industry

Site Superintendent

Overview
A construction superintendent is a person who plans and ensures the coordination of construction jobs and has the responsibility of supervising the construction project. The Superintendent ensures that the quality of work and materials is upheld and that the budget is followed as planned. Responsibilities are all encompassing of the total supervision of all the operations on the site to ensure that the workers are implementing what is on the design plan, the progress of the construction site, sees to it that the project is completed on time, and that standards are met. Superintendent solves disputes in the field in a courteous and professional manner utilizing the specifications and drawings along with schedules to resolve fairly and in the best interest of the project

Responsibilities
SPECIFIC RESPONSIBILITIES
• Manage all aspects of day-to-day operations on a construction site in line with all procedural requirements and with excellent quality
• Ensure that all cost, schedule, service and commitments are delivered to the customer in the most efficient and effective manner possible
• Achieve the hight level of customer perceived value

Qualifications

Project Engineer

Overview
Provide support to the project team to ensure quality and timely execution of assigned Projects from design through closeout. Functions include: scheduling assistance, subcontractor buyout, cost reporting, preparation of subcontracts, management of the submittal requirements and approval, construction quality oversight, assistance with project closeout. May also include a specific technical expertise such as, but not limited to, surveying, cut/fill analysis, quality assurance, safety assessment, compliance, etc.

Project engineers must demonstrate knowledge in disciplined engineering principles, practices and methods, environmental regulations, project management methods, workplace safety, budgeting, personnel management, and project procurement processes.

A project engineer must be flexible and able to work well in a fast-paced environment. He or she should be competent in handling simultaneously occurring tasks and have excellent written and oral communication skills.

RESPONSIBILITIES
Project Specific

Initiating Phase
• Review project plans and proposals, work with project manager to develop project objectives and identify risks

Planning Phase
• Prepare and distribute a description and timeline of the project
• Assist in the development of project specific scopes of work
• Study project design, customer requirements, performance standards, and assist to align specifications accordingly
• Present cost comparison analysis

Execution Phase
• Develop bid documents for subcontractor solicitation
• Review contractor bids and prepare bid summaries (B1)
• Through project team meetings and other forms of communication, oversee the technical aspects of a project
• Manage the project submittal requirements
• Assist with change management
• Assist Project Manager with other duties as required

Monitoring and Control Phase
• Prepare status reports and regularly monitor budgets and contractors as assigned
• Attend project team meetings
• Maintain accurate records of all project elements utilizing EXXCEL mandated programs and tools

Closeout Phase
• Contribute to the assembling of the closeout owner’s manual
• Assist with documenting lessons learned


Cross-functional
o Represent EXXCEL Project Management in a business-like and professional manner
o Other duties as required to assist the project or company achieve successful outcomes

QUALIFICATIONS & SKILLS
Education
Degree in Mechanical Engineering, Construction Management, or Mechanical Engineering Technology. In some cases, EXXCEL will train individuals without an engineering education to perform the job. Construction experience and surveying ability is highly valued. Prefer up-to-date CPR/AED certificate and 30-hour OSHA training.

Experience
In addition to formal education, personnel shall demonstrate 3 years’ previous work experience in the field and skills in written and verbal communication. Successful internships or Project Engineering experience on projects of at least $5 million (Design/Build preferred) is a plus. Experienced dealing with subcontracts, subcontractors and/or self-perform work is a plus.
