Project Manager - Columbus, OH

Overview
Lead the project staff in the response to client request for proposals, contract negotiations, design and construction of the entire project. Project Manager has overall responsibility for project performance and customer satisfaction, managing the project from concept to completion. Each Project Manager has full profit and performance responsibility for his/her project. Provide leadership to the project staff and ensure quality and timely execution of design/build projects from inception to completion. These phases include: Client Project Proposal, Estimating, Design, Scheduling, Subcontractor Buyout, Cost Reporting, Preparation of Subcontracts, Project Operations, Change Management, and Project Closeout.

Responsibilities
SPECIFIC RESPONSIBILITIES
• Responsible for project response to client RFP, estimating, scheduling, quality control, progress reports, progress billing, design review and coordination, cost reporting, safety, and proposal preparation
• Ensure that an accurate and complete estimates are prepared and delivered to clients
• Work closely with the design team to develop preliminary concept drawings
• Participate in proposal meetings
• Review scope of work
• Provide value engineering ideas
• Oversee the buyout process to select subcontractors
• Conduct a bi-weekly job site meeting on site
• Coordinate with the Superintendent
• Remain cost conscious and aware of every aspect of the project at all times
• Develop detailed project contract status report

• Implement and monitor training of all staff personnel

Qualifications
EDUCATION
• 10+ Years of Experience – General Contractor Experience.
• 3 years of design build experience working for a general contractor.
• Bachelor’s degree in Construction Engineering (mechanical, electrical) or Management required; with minimum of 3.25 GPA.

• Strong knowledge of construction principles/practices required.
• Excellent problem-solving skills, with an adaptable and flexible style in working with all types of individuals.
• Experienced dealing with contracts, subcontractors and/or self-perform work.

Conceptual Estimator - Columbus, OH

Overview
The Estimator will lead and assist the bidding of construction projects by preparing hard dollar estimates, proposals for new projects, as well as solicit subcontractor bids. This position will review and verify accuracy and completeness of all project documents received and also performs, quantity take-offs, constructibility review, and value engineering analysis for all projects received. The Estimator will play a key role in departmental initiatives and improvements.

Responsibilities
SPECIFIC RESPONSIBILITIES
• Work in conjunction with the bid team to prepare accurate bid proposals
• Assist with final assembly of estimate for presentation to owner
• Subcontractor solicitation during bidding process
• Review of the project construction schedule and assist in preparation of the general conditions
• Aid field operations with change order pricing
• Review of the construction documents for value engineering
• Preparation and pricing of value engineering items
• Assist Senior Estimators or Chief Estimator in the training of new estimators and field engineers
• Obtain labor burden and applicable insurance rates
• Maintain master subcontractor/vendor lists by trade. Solicit additional capable subcontractors.
• Provide technical assistance with project managers in negotiating contracts, change orders, etc. as required. Assure clean hand-off of estimate, bidding information, drawings, specifications, etc to project management
• Ensures proper internal controls and maintenance/development of the organization’s historical estimating records for all entities
• Maintain and develop historical data for unit prices
• Performing quantity take-offs to develop in-house budgets to review against bids from subcontractors
• Developing scopes of work for each trade to bid projects
• Calling subcontractors to review scopes and verify if bidding
• Develop general conditions for review with senior management and project management

Qualifications
EDUCATION
• A Bachelor's Degree in Engineering (Mechanical Engineering preferred), Construction Management, Building Construction or similar discipline
• A minimum of five (5) years of estimating experience all divisions of work in the commercial construction industry

Site Superintendent

Overview
A construction superintendent is a person who plans and ensures the coordination of construction jobs and has the responsibility of supervising the construction project. The Superintendent ensures that the quality of work and materials is upheld and that the budget is followed as planned. Responsibilities are all encompassing of the total supervision of all the operations on the site to ensure that the workers are implementing what is on the design plan, the progress of the construction site, sees to it that the project is completed on time, and that standards are met. Superintendent solves disputes in the field in a courteous and professional manner utilizing the specifications and drawings along with schedules to resolve fairly and in the best interest of the project

Responsibilities
SPECIFIC RESPONSIBILITIES
• Manage all aspects of day-to-day operations on a construction site in line with all procedural requirements and with excellent quality
• Ensure that all cost, schedule, service and commitments are delivered to the customer in the most efficient and effective manner possible

Qualifications

Project Administrator

Overview
This role supports the administrative needs of the project life cycle including Preconstruction (Planning), Construction (Execution, Monitor & Control), and the Closeout phases. The basic function is to support Development, Project Management, Field Operations, and Preconstruction departments, as well as the Project Accountant role with commitment and compliance related duties. To accomplish this, the Project Administrator / Project Specialist provides project document coordination and recording throughout the project life cycle. This position provides research assistance and other support unique to each project’s requirements. The Project Administrator/ Project Specialist is responsible for collaborating across all organizational functions to maintain company procedural standards. This role is responsible for maintaining project documentation including, but not limited to, bidding, drawings, commitments, submittals, compliance, and assisting in the final closeout.

Essential Function(s)

Project Specific
Planning Phase
• Assist with project administration needs in the development stage, including meeting minutes
• Assist with preparation of documents for invitations to bid as requested
• Assist with preparation of scope of work documents
• Assist with vendor commitments necessary during development projects
• Document client authorization to begin a project
• Understand municipality requirements for permitting and / or zoning

Execution Phase
• Understand and assist with the development of the baseline estimate
• Data entry from approved B1 to produce initial commitment to vendor utilizing template subcontract, consultant agreements, or purchase order form
• Data entry of change orders to produce documentation of changes in scope of work and commitment
• Ensure timely turn-around of commitments, change orders, and other project communications
• Research and resolve unpaid invoices, pay apps, and other issues to assist Project Manager and Project Accountant in financial project issues. Complete purchase orders or change orders as necessary to resolve.
• Maintain an understanding of agreements and compliance documents to assist vendors and ensure compliance requirements are met (i.e. initiating submittal in TEAM, recognizing a valid COI)
• File management and compiling of documentation as project progresses to mitigate risks (M Drive, TEAM, Vista, SmartSheet, and other productivity tools)
• Ownership of submittal process including compliance and initial submittals, permits, locate notices, pictures, videos, closing document and other submittals necessary for the project
• Communicate with stakeholders regarding schedules, deliveries, and other project documents and coordination as required by the individual project
• Assist with project communications, transmittals, requests for information, and submittals
• Maintain PM Firm list / team list for each project to ensure all stakeholders are included in communications
• Participate in and maintain meeting notes for subcontractor meetings, client meetings, and project team meetings
• Provide administrative support to all Project Management and Field Operations team members
• Assist with monthly reports, daily logs, internal and external team communications
• Provide reporting and data analysis as necessary for specific projects
• Ensure questions regarding payment, schedule, procurement, etc. are forwarded to the correct project team member
• Participate in the permit process; complete appropriate forms, obtain signatures, enter purchase orders and check requests, follow up with municipality and other activity as required to obtain permitting as needed for specific projects

Monitoring and Control Phase
• Monitor and control the flow of commitments and change orders from initiation, internal approval, to full execution
• Monitor and control compliance documentation file management, including Vista, shared drive, TEAM, Smartsheet, and other tools as necessary
• Maintain project related documentation in both electronic and paper (as needed) format including, but not limited to: commitments, vendor compliance documentation, submittals, closing documents, and communications. Manage archival of files as needed
• Assist with required reporting to gauge the health and progress of the project as required for each individual project

Closeout Phase
• Monitor satisfactory completion and commitment fulfillment of vendors
• Assist with documenting lessons learned
• Work with Project Manager, Project Engineer, and Vendors to compile project documentation required for the Project Operations & Maintenance manuals and produce a professional manual which meets contract requirements as required for each project

Cross-functional
• Assist with general office administrative duties as needed
• Other duties as required to assist the project or company achieve successful outcomes

Qualifications
Basic understanding of project management practices and methods. Well-developed interpersonal, relationship-building, problem-solving, and organizational skills. Ability to maintain professionalism. Strong written and oral communication skills. Skill in learning and using productivity software such as Microsoft Office and project management applications such as Vista and Microsoft Project. Able to collaborate and communicate with various stakeholder groups. Flexible and able to manage in a creative team environment.

Education
A Bachelor’s degree in business, communications, or related professional field is preferred or 3 to 5 years of experience providing project support in the construction industry.

Experience & Attributes
Experience in planning, organizing, and coordinating projects is required. Experience providing an exceptional level of customer service is required. Three to five years’ experience in an educational, business, or other professional environment is preferred.
