Working closely with the City of Delaware, EXXCEL started development on an 89-acre property which became Sawmill Pointe Business Park. This project includes a new dual pair of multi-tenant light industrial buildings situated on the southeast corner of the Sawmill Pointe Business Park within the City of Delaware, Ohio. The buildings are positioned to share a truck dock court, fronted with a car parking area and entry points for up to four (4) tenants each.

Each 147,000 SF building has full height insulated precast concrete walls, clear height of 28’-0” at the first interior column, R-25 mechanically fastened 45 mil TPO roof, dock positions fully equipped with pit mounted mechanical levelers, shelters, and trailer illumination lights. Car parking consists of 86 initial spaces per building with expansion for another 60 each. There are 16 initial truck parking spaces available at each building’s rear wall between dock positions.
