EXXCEL started this project as a spec building, the fifth building in the planned development CenterPoint Business Park. Nautilus initially signed on to inhabit half of the space, but soon decided to expand to full occupancy.

This building features 4 drive-in doors, 66 docks, 71 trailer parking spaces, 127 car parking spaces, and an ESFR fire suppression system. Docks are fitted with mechanical levelers, shelters, and lights. There is a conventional Steel structure with 8” precast concrete walls and a TPO mechanically fastened roof.
